 „Kesselborn“ Areal Rostock

Anlageziele

On a three-hectare brownfield site in the Hanseatic and university city of Rostock, a new urban district is being developed on the historically known "Kesselborn" area, located in close proximity to the main train station.

In collaboration with Ostseesparkasse, we are planning a pioneering project for Rostock—one that seamlessly integrates leisure, living, and working under the guiding principle of vibrant and sustainable district development.

Even after the project’s completion, NEXT Generation Invest will continue to manage Kesselborn as part of our portfolio through active district and asset management.

Vibrant urban neighbourhood

The Skydeck stands as the tallest building in Mecklenburg-Vorpommern, serving as a striking landmark on the campus. Its highlight is the Skybar, offering breathtaking panoramic views of the Baltic Sea. The tower also features a premium hotel, a restaurant, modern office spaces, and a fitness center.

Alongsidde to it, the Officedeck spans six floors, providing a dynamic and inspiring workspace designed for creative collaboration and innovative business ideas. Carefully tailored to meet the demands of modern companies, it appeals to forward-thinking employers aiming to attract top talent from the region and foster a culture of collaboration and innovation.

Directly connected, the Parkdeck, built using a modular construction approach, extends over ten levels and features generous parking capacity with a comprehensive EV charging infrastructure powered by photovoltaic systems, ensuring it meets the mobility demands of the future.

In front of it, the Kesseldeck is taking shape – a mixed-use complex designed for diverse urban functions. Alongside a modern daycare center, the complex includes additional office spaces, a bakery, and residential units. It fosters a vibrant and dynamic atmosphere, seamlessly integrating diverse urban needs.

As a distinctive, wing-shaped landmark, the Innovationsdeck will house the new headquarters of Ostseesparkasse, high-quality dining options, and a convenient retail space. It will also serve as the city’s innovation hub, featuring a state-of-the-art multi-purpose sports hall, providing space for local sports clubs and a wide range of events.

At the heart of the district, a central piazzetta invites visitors to relax and connect, surrounded by rich green spaces and modular container units offering additional community services. This vibrant public space promotes recreation, active leisure, and social interaction for both residents and visitors of the Kesselborn district.

Sustainability as the key principles

The project is fundamentally aligned with the principles of environmental and socially sustainable as well as intelligent district development, incorporating the following key aspects:

  • Construction of energy-efficient and resource-conscious buildings in line with national and European climate targets for 2050.
  • A holistic energy supply concept for the district, promoting the use of renewable energy sources through photovoltaic systems.
  • Implementation of a continuous and holistic environmental and energy management strategy, including smart meter for the entire district during operation.
  • Sustainable construction methods that not only focus on emission reduction across the building lifecycle but also support circularity and environmental quality by incorporating recycled materials and renewable resources.
  • Utilization of the Kesselborn site as a "real-world laboratory" for testing and demonstrating innovative smart building and district solutions.
  • Development and implementation of a sustainable and intelligent mobility concept for the entire district, integrating the surrounding mobility infrastructure (bike highways, public transport) and establishing a modern mobility hub that combines shared/on-demand models, e-mobility solutions, and incentives for low-emission transportation

  • Reduction of soil sealing and active promotion of local biodiversity to support species conservation through green outdoor spaces, green building facades and roofs, as well as the creation of new habitats within the open areas.
  • Incorporation of sustainability criteria in tenant selection and promotion of participatory approaches.
  • Inclusion of diverse user groups and public accessibility to foster a welcoming and integrated community.
  • Creation of new public spaces and innovation hubs with high recreational value, strengthening social cohesion within the city.
  • Our sustainability reporting complies with the EU Sustainable Finance Disclosure Regulation (SFDR) for Article 8 funds, ensuring transparent performance measurement and risk management regarding sustainability. This underscores our commitment to driving sustainable development at Kesselborn.
